To bring our vision to life, we sought a site offering exceptional local amenity with access to infrastructure, public transport, schooling and community facilities. The site at 52 Sainsbury Road provided precisely that. Morningside is a wonderfully diverse neighbourhood in terms of both its people and architecture. Ever-changing over the decades, it is a locale shaped by merging cultures, shared values and creativity — a meeting point for the past and present. With its table-like form and clay brick walls, Mesa’s design celebrates Morningside’s industrial history and memories while adding a new landmark to the magnetic suburb’s future.

Designed for liveability, calm and year-round comfort, Mesa sets a new precedent for multi-unit terrace developments: one that is considered, balanced and built with longevity in mind.

Mesa’s form emulates and celebrates its setting. Clay brick, black metal, and concrete render give a nod to the area’s industrial past, while oriel windows and vertical metal louvres give contemporary punctuation to the building’s facade. Along the eastern border, Pohutukawa trees form an evergreen fringe. The result is a building that feels distinct yet gentle, iconic yet in total harmony with its surrounds. Buildings are designed as one entity, yet homes are experienced on an individual level — shaped by the sights, sounds and textures we encounter as we move through them. Exploring this, architect Thomas Ward has created a sequence of repeated and isolated moments for residents as they make their way from the bustling local streets into the quiet of their homes.

Made to endure from materials that will stand the test of time, Mesa adds a new piece to Morningside’s mosaic: a home for today and a benchmark for tomorrow.

 
 
 
 
 
 
 
 

In a busy urban environment, homes must provide the antidote: a space to rest, recharge, and revive, where the hum of the high street fades away and where calm and connectedness take centre stage.

Mesa presents ten three & four -bedroom townhouses designed to optimise light, functionality and easy urban living. Clever, understated interiors create a sense of calm, while floorplans prioritise open-plan living with second-floor dining-living-kitchen areas. A neutral palette with textural accents is contrasted with the industrial facade, creating a harmonious melding of modernity with warmth. A generous stud establishes a sense of space and light. Considered window proportion and placement provides ventilation and connectivity to Morningside and beyond — with expansive views across Auckland’s volcanic peaks, the CBD and the Waitakere ranges.

The kitchen is an integral part of any home. Here, engineered-stone benchtops elevate dining spaces, while Miele appliances and mosaic-tiled splashbacks realise the best in form-meets-function. Outdoor living spaces have been carefully positioned to capture sunlight and provide privacy, while high-spec acoustic and thermal insulation ensure comfort, efficiency and robustness.
