When we discovered this site, one of the last remaining batches in Rothesay Bay, we knew it was a special opportunity we could not pass up. The site was positioned on a protruding outcrop above the southern end of the bay, offering uninterrupted views from the beach right around to iconic Rangitoto Island.

We collaborated with one of New Zealand’s most respected architectural firms, Bossley Architects, to achieve our vision for a large modern family home that truly celebrates the ruggedly beautiful setting.

At more than 500sqm, the residence showcases expansive views across all levels with floor to ceiling glazing. A considered layout provides four bedrooms and four bathrooms, with an upper level that prioritises privacy and a sense of calm, while the ground floor offers a seamless flow from indoor to outdoor living spaces and a pool.

This unique location and setting presented several engineering challenges. We drew on our commercial construction knowledge to build a structure composed of both concrete and steel, and carefully selected materials to withstand the demanding raw environment — ensuring a home that will weather the elements and stand the test of time.
